Description for case is given below :
In 1989, the Walt Disney Company financed its major European theme park and real estate development using a variety of financing tools and techniques that, when bundled together, amounted to a project financing. The case recounts the details of this financing and invites students to evaluate the financing from various standpoints, including those of the Walt Disney Company, the government of France, European equity investors, and European banks. The resulting opinion about the attractiveness of the project ultimately hinges on beliefs about European market demand for an American-style theme park. The case may be used to exercise students’ skills in valuation analysis, to illustrate techniques for financing major real-property projects, and to explore the creation and transfer of wealth in such projects.

Case Length :    26 pages

Description for case is given below :
Set in 1994, this case concerns a subsidiary of Westmoreland Coal that is considering whether to proceed alone as the international partner and developer of a coal-fired electric power plant in Zhangze, China. The domestic partner, the government’s electric power agency, has proposed a build-operate-transfer (BOT) project financing in which Westmoreland Energy (WEI) would receive returns over 20 years and then exit. The internal rate of return on the project appears to exceed the CEO’s target rate, though the project developer, Dorothy Hampton, is concerned about a variety of risks and the appropriateness of the target hurdle rate. The tasks for the student are to evaluate the risks, estimate a target rate of return, exercise the valuation model (which is given in the case), and recommend any changes in the deal structure that can help WEI achieve its goals. The objectives of the case are to (1) exercise students’ capabilities in analyzing a complex investment-financing transaction from the standpoints of various project participants (the key tasks are risk analysis and valuation), (2) illustrate the financial effects of debt leverage and equity leverage (the focus of attention is on the creation of value and its sources, risk shifting, and wealth transfers), and (3) assess the characteristics and challenges of project financings and development projects in emerging economies.

Description for case is given below :
These two cases consider the capital investment decisions to be made by executives of this large chemicals firm in January 2001. The ‘A’ case presents a go/no-go project evaluation regarding improvements to a polypropylene production plant. The ‘B’ case reviews the same project but from one level higher, where the executive faces an either/or investment decision between two mutually exclusive projects. The objective of the two cases is to expose students to a wide range of capital-budgeting issues which includes, among others, the identification of relevant cash flows, the critical assessment of a capital investment evaluation system, the classic “cross-over” problem, in which project rankings disagree on the basis of net present value (NPV) and internal rate of return (IRR), and the assessment of real option value latent in managerial flexibility to change operating technologies.

Description for case is given below :
A homeowner and his family finally have an offer on their residence. The terms negotiated with the buyers require the homeowner to build a detached garage on the property before the closing date on August 30, 2013, which is in 16 weeks. The homeowner’s family has also made a conditional offer on another home, and the condition must be removed in two days if they would like to finalize that purchase. Although proficient at construction, the homeowner has encountered a major addition to his timeline on May 1. The city is requiring that he obtain a variance approval before the building department issues the building permit, thereby delaying the start of construction by between nine and ten weeks. The homeowner must decide whether to go ahead or cancel the sale of the residence and the purchase of a new home.

It had been four years since the chief of the Waterloo Regional Police Services (WRPS) met with the board to discuss critical next steps regarding vendor management for the Common Information Management System (CIMS) project. CIMS was an information systems project originally involving the WRPS and seven other police organizations. Since then, considerably more resources had been invested into the CIMS project by all stakeholders involved. The relationship with the current vendor, ITG, was growing less productive and the chief knew it was time to reassess the project to determine the best next steps toward successful project implementation. It was September 2005 and the chief found himself preparing for an important board meeting to discuss the fate of the CIMS project.

Description for case is given below :
The case centres on the many controversies surrounding the Paseo Caribe real estate development project in San Juan, the capital of Puerto Rico. The project developers had to contend with large demonstrations, civil disobedience, government intervention, legal proceedings and costly delays as a result of allegations that there had been multiple irregularities in the permit-granting processes and that the project had been built on public domain lands. The fact that Paseo Caribe was located in San Juan’s prime tourist and convention area, as well as in a historically and culturally important zone, added significance and visibility to the debates. José Antonio Moreno, president of the Puerto Rico Architects and Landscape Architects Association, is reflecting on the lessons learned by industry participants, as well as on ways the association can encourage industry actors to handle conflict in a less confrontational manner. The case illustrates the downside of not managing stakeholder relations proactively or effectively.

In early 2006, it was apparent that PFM Devices was experiencing a significant downturn in consolidated earning among its three international divisions. To address this issue, the newly hired chief information officer was asked by the executive team to evaluate the two options of implementing a customer relationship management solution to improve revenue or a corporate data warehouse to cut costs. This case illustrates the importance of aligning information technology (IT) and business strategy and of the complex issues IT executives face in prioritizing IT investment alternatives.
